Opinion of Commonfloor.com on investment by Godrej Properties in different ventures- Legallyindia

LegallyIndia has recently published an article piece on investment by Godrej Properties in different ventures and also the opinion of Commonfloor.com on it.  

J Sagar Associates (JSA), Nishith Desai Associates (NDA), Fox Mandal, international law firms Linklaters and two European firms, advised a consortium of investors led by Dutch pension services provider APG, in their Rs. 770 crore ($141m) co-investment in Godrej’s Indian residential projects.

The deal represents a shift in focus for Godrej Properties, from joint ventures and joint development, to purchasing land parcels, according to real estate website Commonfloor.com.

Godrej Properties will be the sole developer of the residential properties, in return for a development management fee. Alongside the Dutch funds, real-estate developer Godrej Properties and global real estate fund-of-funds Sparinvest Property Funds II also invested into the project.

Apartment communities are increasingly using technology to connect with their neighbours and manage their apartment societies. Impact of Budget 2012 on affordable housing- Deccan Herald

Vikas Malpani, Co-founder of CommonFloor.com commented on a recent story featured in Deccan Herald following the Budget 2012-13.

"The Budget has given a boost to the affordable housing sector. Real estate companies developing large affordable housing projects with large fund requirements will benefit the most from the easing of external commercial borrowing (ECB) norms. “Adds Malpani, Co-founder and Head – Marketing & Communities – CommonFloor.com, “This will result in increase in price but will bring down the unaccounted transactions involved in the industry.”

This year budget has brought great hopes for those builders who were indulged in developing affordable homes.


As per the current external commercial borrowing (ECB) norms, interest rates will be charged less in case of loan taken from foreign financial institutions than domestic ones.

Also loans have been made cheaper for affordable homes' buyer by extending the interest subvention of 1% for another year on housing loans up to Rs 15 lakh, on the cost of the house which does not exceed Rs 25 lakh.

One disadvantage would be the increase in service tax from 10% to 12% this year.

Vikas Malpani Commonfloor among MIT TR35 list

Vikas Malpani Commonfloor was among 20 innovators and among five from Bangalore in this year's MIT (Massachusetts Institute of Technology) Technology Review. The India edition MIT technology announced 20 innovators. Vikas Malpani has been named Indian Innovator of the Year for bringing communities on a commonfloor.

The five India TR35 members from Bangalore are Vikas Malpani (Commonfloor a product of maxHeap technologies), Shirish Goyal (LinkSmart Technologies), Sumeet Yamdagni (Instrumentation Scientific Technologies), Anirudh Sharma (Ducere Technologies) and Animesh Nandi (Bell Labs India). Priyanka Sharma, 28, from CSIR-run Institute of Microbial Technology in Chandigarh was only woman in this year's MIT TR35 list.

This year Technology Review India received over 250 nominations from all over the country. Over a period of three months, a panel of 23 expert judges identified 20 individuals who have developed technologies that are likely to benefit the society at large.

The 20 technologists would present their innovations at the Emerging Technologies conference EmTech India 2012 at Bangalore later this month. The conference will be addressed by a team of eminent scientists from the Massachusetts Institute of Technology.

The three IIT-Bombay alumni - V.S.K. Murthy Balijepalli, Nitin Joshi and Vanteru Mahendra Reddy - making it to MIT's India TR35 2012.
